Commercial Structural Repair: Biltmore Fashion Park Garage Staircase

In a recent commercial structural repair project, HJ3's advanced carbon fiber repair system was employed to reinforce a deteriorating concrete staircase located at the Biltmore Fashion Park garage in Phoenix, AZ. The staircase had suffered significant damage due to water intrusion caused by an inadequately sealed area around the glass railings.

The Problem:

All three levels of the staircase had developed extensive concrete cracking on both the interior and exterior of the landings. Severe cracking had led to spalling, a condition where the concrete surface flakes off, further exacerbating the structural issues. Most notably, the outer section of the channel holding the glass railing had broken away, jeopardizing the staircase's structural integrity and creating a safety hazard for shoppers below.

The Solution:

To address these challenges, a comprehensive repair approach was implemented. The substrate was thoroughly cleaned, and existing cracks were injected with epoxy. Damaged areas of concrete were expertly patched using a high-quality repair mortar. HJ3's carbon fiber repair system was then meticulously installed on both the interior and exterior of the landing, effectively restoring the lost strength caused by corroded rebar. Once the carbon fiber had cured, it was finished with a layer of stucco and expertly painted to seamlessly blend with the staircase's existing appearance.

The Result:

This holistic repair strategy not only safeguarded the structural integrity of the staircase but also provided significant time and cost savings compared to a full replacement. Alternative repair methods would have required more time, labor, and resources and would likely have fallen short in terms of aesthetics.
